Privacy Policy
Effective . This policy explains, in plain language, what information this website collects, why, and who handles it.
Who we are and what this policy covers
K3 Enterprises LLC (“K3,” “we,” “us”) is an independently owned Michigan company with two divisions: Real Estate, which owns and manages residential rental property in Detroit, and Digital Development, which builds websites, graphic and promotional design, and automation for individuals and businesses.
This policy applies to this website and the information you submit through it. If you later enter into a separate agreement with K3, such as a rental application, a lease, or a written agreement for Digital Development services, that agreement may describe additional ways information is collected and used, and it governs its own subject matter.
Information you provide
You can browse this website without submitting any personal information. We collect personal information only when you choose to send it to us through one of the forms below, or when you contact us directly by phone or email. Every form marks which fields are required; the rest are optional.
Contact form
Your name, email address, phone number (optional), which part of the business your message concerns, and your message.
Housing inquiry
Your full name, email address, phone number, the property you are interested in, your desired move-in date, the number of people who would live in the unit, your employment status, your approximate monthly household income (selected from ranges), a short description of your housing needs, how you heard about K3, and any additional comments.
The website does not ask for a Social Security number, date of birth, financial account numbers, or supporting documents. Please do not include that kind of information in free-text fields. If a formal rental application is appropriate later, we will explain separately what it requires.
Showing request
The property, the date and time you choose, your full name, email address, phone number, and any notes you add (for example, who will attend).
Digital Development project inquiry
Your name, email address, phone number (optional), business or organization name (optional), the kinds of services you are looking for, a description of the project, and, if you choose to share them, a budget range, a desired timeline, and additional information.
Information collected automatically
When you submit a form, the website records, along with your submission:
- the network (IP) address your request came from, as reported by our hosting provider;
- the date and time of the submission and a random submission identifier;
- which form was used; and
- spam-prevention signals: a hidden field that only automated software fills in, and how much time passed between the form appearing and being submitted.
The IP address, timestamp, identifier, and form name are included in the notification email we receive so that we can investigate abuse. The website also keeps a short-lived count of submissions per network address in server memory to limit repeated submissions; these counts are not stored permanently.
Like most websites, our hosting provider keeps standard server logs of requests to the site, which can include the IP address, the pages requested, the time of the request, and browser information. We use these logs only to operate, secure, and troubleshoot the website. If an email notification cannot be delivered, the contents of the submission are written to the server error log so that your message is not lost; we treat those logs as containing personal information.
How we use information
We use the information described above to:
- respond to your message or question;
- schedule, confirm, reschedule, or cancel property showings;
- review and respond to housing inquiries (see the next section);
- discuss a proposed Digital Development project, ask follow-up questions, and prepare a written scope;
- send you a short acknowledgement that we received your submission;
- prevent spam and abuse, keep the website secure, and diagnose problems;
- keep business records; and
- comply with legal obligations and enforce our terms.
We do not use your information for advertising, and we do not send marketing emails or newsletters.
Housing inquiries
A housing inquiry submitted through this website is an initial inquiry, not a rental application. We use the information in it to understand your situation, check whether a property is a reasonable fit, and follow up with you about availability, a showing, or next steps. Any decision to rent a unit is made through a separate application process, which we will explain to you if it becomes relevant. Information you provide in an inquiry may be considered as part of that later process.
K3 follows federal and Michigan fair housing laws. We do not use information from this website to discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, age, marital status, or any other characteristic protected by applicable law.
Service providers and sharing
We do not sell personal information, and we do not share it with third parties for their own marketing. We do rely on a small number of service providers to run the website and handle submissions. They process information on our behalf, for the purposes described in this policy, and under their own terms and privacy policies:
- Website hosting. The website is hosted on Vercel, which serves the pages, runs the form-handling code, and keeps the server logs described above.
- Email delivery. Form submissions are delivered to our business email inbox, and acknowledgements are sent to you, through an email delivery service (Resend). The contents of your submission pass through that service in transit.
- Calendar scheduling. When you request a showing, the request is added to K3's Google Calendar as an event that includes the property, the time, your name, email address, phone number, and any notes. Depending on how the calendar is configured, you may receive a calendar invitation at the email address you provided.
- Spam prevention. Our forms may use Cloudflare Turnstile to tell people apart from automated software. When it is enabled, Cloudflare receives technical information about your browser and connection in order to run the check, under Cloudflare's privacy policy.
We may also disclose information:
- when you ask us to, or to carry out a request you have made;
- to professional advisers, such as an attorney or accountant, where reasonably necessary;
- to comply with a law, regulation, subpoena, court order, or other legal process, or to respond to a lawful request from a government authority;
- to protect the rights, property, or safety of K3, our tenants, our clients, or others; and
- as part of a sale, merger, or transfer of all or part of the business, in which case the recipient would be bound by this policy for the information transferred.
Cookies, analytics, and tracking
This website does not use analytics services, advertising networks, social media pixels, or similar tracking technologies. The website's own code does not set cookies and does not store information in your browser. Fonts and images are served from our own site rather than from third-party servers.
If the Cloudflare Turnstile spam check described above is enabled, Cloudflare may set a cookie or use browser storage on the form pages solely to perform that check. We will update this section if we add analytics or any other technology that collects information about visitors.
How long we keep information
We keep information for as long as it is reasonably needed for the purposes described in this policy, which depends on the nature of the inquiry. A message that does not lead to anything further is typically kept only as part of our ordinary email records. Information connected to a tenancy, a showing, or a client project may be kept as part of our business records for as long as that relationship, and any related legal or accounting obligation, continues.
Because submissions are delivered by email and showings are recorded in a calendar, copies may remain in those systems after the matter is closed. We do not keep a database of submissions on the website itself. We will delete or anonymize information that is no longer needed, and we will honor deletion requests as described below except where we are required or permitted by law to keep a record.
Security
The website is served over an encrypted connection (HTTPS). Forms are checked on the server before anything is sent, submissions are protected by layered spam controls, and access to the inbox and calendar that receive your information is limited to the owner of the business. We use established providers for hosting, email, and scheduling.
No website, email system, or storage method is completely secure, and we cannot guarantee that information will never be accessed, lost, or disclosed without authorization. Please use the forms for ordinary business correspondence and avoid including information that is more sensitive than the form asks for.
Your choices and privacy requests
- You can contact us by phone or email instead of using a form.
- You can leave any optional field blank.
- You can ask what information we hold about you, ask us to correct it, or ask us to delete it. Email jkendrick@k3-ent.com or call (313) 410-7415. We may need to confirm your identity before acting on a request, and we will respond within a reasonable time. We may decline a request where we are required or permitted by law to keep the information, for example records relating to a tenancy.
Depending on where you live, you may have additional rights under applicable privacy laws. We will honor any such rights that apply to K3.
Children's privacy
This website is intended for adults: prospective tenants, clients, and business contacts. It is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has submitted information through this site, contact us at jkendrick@k3-ent.com and we will delete it.
Links to other websites
This website links to other sites we do not control, such as property listings on Zillow and the live websites of Digital Development clients. Those sites have their own privacy practices, and this policy does not apply to them.
Changes to this policy
We may update this policy when the website, our providers, or the law changes. The current version is always published on this page with its effective date. Continued use of the website after a change means the updated policy applies.
